The Group's portfolio consists of the following:

Coleherne Road, London (SW10)

The freehold property at 25 Coleherne Road contains ten studio flats ranging in size from 237 sq. ft. to 419 sq. ft. The total gross internal floor area of the property is approximately 3,900 sq. ft. It is a short distance away from Earl's Court underground station and West Brompton station. The property is let on assured shorthold tenancies.

Osprey portfolio

Of the seven freehold properties in the portfolio, five were developed for over-55s:

  • Heathside, London NW11 consists of 30 one and two bedroom apartments occupied by long-term leaseholders and 7 freehold apartments. This property generates rental income, ground rents and sales commissions and the potential for lease extension premiums.
  • Osprey Court, London NW3 consists of 23 two-bedroom apartments occupied by leaseholders and one freehold apartment currently occupied by a resident manager. This property generates ground rents, service charge management fee income, sales commissions and the potential for lease extension premiums.
  • Challoner Court, Shortlands comprises 31 one and two-bedroom apartments occupied by leaseholders and one freehold apartment currently occupied by a resident manager. This property generates ground rents, service charge management fee income, sales commissions and the potential for lease extension premiums.
  • Chymedden, Newquay consists of 30 one and two bedroom apartments let on long leases and one freehold apartment occupied by a resident manager. This property generates ground rents and the potential for sales commissions.
  • Town Mill, Marlborough consists of 30 two-bedroom cottages that the residents own freehold. There is a communal building with a guest suite, residents' lounge and accommodation for the resident manager that is owned freehold. This property generates service charge management fee income and sales commissions.

Two were developed without an occupier age target.

  • Manor House Court, Old Isleworth. A development consisting of 13 houses let on long leases and 32 apartments. This property generates ground rents and the potential for lease extension premiums.

Block, B, Chapel Riverside, Southampton

Block B is a new-build apartment block consisting of 27 two-bedroom apartments and 28 dedicated car parking spaces. It forms part of the major Chapel Riverside redevelopment project in Southampton, Hampshire, being undertaken by Inland Homes plc in partnership with Southampton City Council. The block is located on the waterfront in a prominent location on the west bank of the River Itchen, within walking distance of Ocean Village and the city centre. Block B was handed over to KCR in October 2018. Total square footage is 19,266.
